Douglas County Down Payment Assistance Program
This is a First Time Home Buyer program that combines a down payment (provided by The Douglas County Housing Parnership) of 5% of the purchase price (up to $15,000) with a 30 year fixed rate mortgage from an approved lender. This down payment of 5% of the purchase price will be in the form of a second mortgage from Douglas County. Payments on this second mortgage begin immediately and the funds may only be used for down payment. Borrowers have a choice of either a 15 year loan which will carry an interest rate of three percent below the 10-year Treasury index (but no lower than 1%) or a 30 year loan term which will carry an interest rate of one percent below the 10-year Treasury index (but no lower than 3% interest rate).
The only "out of pocket" expense to the borrower will be $1,300, which will be applied to closing costs. The remainder of the buyer closing costs can be paid aid by the seller.
And, don't forget that you'll be receiving the $8,000 Federal Income Tax Credit from IRS. So, after it's all "said and done", you'll be $6,700 ahead (cash wise) and living in your own home. You pay $1,300 to get into your home and IRS sends you an $8,000 refund. What's not to like?
